  • Security Deposit: 5% of the annual rent for unfurnished properties, & 10% for furnished properties

  • Rent Payment: Typically paid in 1 to 4 cheques. The first cheque is dated before or on the start date of the tenancy, with post-dated cheques (PDCs) for future payments.

  • Agency Fee: 5% of the annual rent + 5% VAT, payable when signing the agreement.

  • Ejari Registration: AED 220, including VAT, to officially register your tenancy.

  • Utilities and Service Providers: Expect down payments for DEWA (electricity and water), cooling services, gas, and telecommunications, depending on the provider.
