But if you’re eyeing an off-plan property, you might be surprised—deals can sometimes be finalized in as little as 30 minutes! When buying on the
secondary market:

  • Broker’s commission: 2% to 5% + VAT
  • Developer’s no-objection certificate: AED 500–10,000 + VAT
  • Registration Trustee fee: AED 4,000 + VAT for properties over AED 500,000 (AED 2,000 + VAT below AED 500,000)
  • Transfer fee: 4% of the purchase price
  • Mortgage registration fee: 0.25% of the loan amount (if applicable)
  • Title deed issuance: AED 580
  • Service charges and utility fees may also apply

For off-plan properties, the costs look a bit different:

  • Booking deposit: AED 5,000–37,000, depending on the property value
  • Installments: 5%–10% every three months, with flexible post-handover payment plans often available
  • OQOOD registration fee: 4% of the property price + AED 3,000 admin fees
